Fire safety compliance

Fire safety compliance in London and Berkshire

The routine inspections and assessments every responsible person needs, carried out by competent assessors.

Why choose us

Why clients use us

Fire safety reports are relied on by regulators, insurers, lenders and buyers. They need to be right – and written by someone qualified to write them.

The right specialist for the building

A chartered fire engineer for a high-rise fire strategy, a certificated assessor for an FRA. We match the work to the competence it needs.

Clear scope, fixed fee

Before you commit, you get a written proposal setting out what will be done, by whom, what it costs and when it will be delivered.

Built around current regulation

The Fire Safety Order, the Fire Safety (England) Regulations 2022, the Building Safety Act 2022 and PAS 9980:2026 – not out-of-date checklists.

Reports that stand up to scrutiny

Written for the people who will rely on them – the regulator, fire service, lenders, insurers and buyers – with clear findings and actions.

Actions you can act on

Prioritised recommendations and executive summaries that a board, RMC or managing agent can understand without a technical background.

One point of contact

A single contact from enquiry to delivery, with progress updates and a clear route for questions once the report is issued.

Who we work with

Built for the people responsible for buildings

Most of our clients aren't fire engineers – they're the people who are legally responsible for buildings and need clear answers:

  • Managing agents and freeholders keeping blocks of flats compliant with the Fire Safety Order and the Fire Safety (England) Regulations 2022
  • Principal accountable persons preparing safety case reports and building assessment certificate applications
  • RMC and RTM directors, often volunteers, who need to understand what's required and what can wait
  • Housing associations and councils managing large residential portfolios
  • Developers and design teams who need fire strategies and Gateway support
  • Investors, lenders and solicitors who need fire safety due diligence on a transaction
  • Employers and commercial landlords who need fire risk assessments for their premises

London's building stock

London has more tall residential buildings than anywhere else in the UK, and many of them were built, extended or converted before today's guidance – which is why missing fire strategies, external wall questions and compartmentation defects come up so often. Our reports separate historic differences that are acceptable from genuine risks that need action, so you can prioritise spending where it matters.

Fees

What do fire safety reports cost?

Fees depend on the building's size, height, complexity and the information available, so we always confirm a fixed fee before you commit. These indicative market ranges give a starting point.

FRAEW – low-rise block £1,500–£5,000

Indicative 2026 market range for smaller blocks; high-rise buildings cost more.

Fire door inspection £25–£65 per door

Structured inspection with reporting; minimum visit charges apply to small sites.

Fire strategies & safety cases Fixed fee

Quoted after reviewing drawings and records, because scope varies so much.

FAQs

Frequently asked questions

What does a fire safety consultant do?

A fire safety consultant assesses how a building protects people in a fire and advises on what's needed to comply with fire safety law and guidance. Depending on the building, that might mean a fire risk assessment, a fire strategy, an external wall appraisal or support with Building Safety Act duties.

Who will carry out the work?

Each project is assigned to a professional whose qualifications and experience match the building and the service – for example a chartered fire engineer for a high-rise fire strategy or FRAEW. Your proposal confirms who will carry out and sign the work before you instruct. See how we work.

What's the difference between an FRA, a fire strategy and an FRAEW?

A fire risk assessment checks how fire safety is managed day to day and is a legal duty. A fire strategy explains how the building is designed to be safe in a fire. An FRAEW looks specifically at the risk of fire spreading over or within the external walls.

Do you work outside London?

Yes. Fire engineering, FRAEW, EWS1, safety case and due diligence services are available UK-wide. Fire risk assessments, fire door inspections and compartmentation surveys are carried out across London and Berkshire.

How quickly can you respond?

We reply to enquiries within one working day. Timescales for the work itself depend on the service and the building, and are confirmed in your proposal.

Do you need documents before quoting?

They help but aren't essential. Drawings, existing fire strategies, FRAs, FRAEWs or EWS1 forms let us scope the work accurately – send whatever you have.
