Two sides of the Act
The Building Safety Act 2022 created new duties for the people who manage occupied higher-risk buildings and a new building control regime for those who design and build them. We support both.
For owners and managing agents
- Gap analysis – a structured review of your buildings, information and processes against your duties as accountable person or principal accountable person, with a prioritised action plan
- Key building information and the golden thread – making sure fire safety information is accurate, current and organised so it can be found and relied on
- Safety case reports – see our dedicated safety case report service
- Fire safety evidence – retrospective fire strategies, FRAEWs and compartmentation surveys where the evidence is missing
- Fire Safety (England) Regulations 2022 – checking duties such as secure information boxes, wayfinding signage, floor plans, fire door checks and information for residents are in place
For developers and design teams
- Gateway 1 – fire statements for planning applications for relevant buildings (18m or 7 storeys and above with two or more dwellings)
- Gateway 2 – fire strategies and fire engineering input for building control applications to the Building Safety Regulator
- During construction – change control reviews where design changes affect fire safety
- Gateway 3 – fire safety information for the completion certificate application and handover
Acquisitions and portfolios
For investors and lenders, see fire safety due diligence, which looks at Building Safety Act compliance as part of a wider technical review.
