The legal requirements
In residential buildings in England with storeys over 11 metres in height, Regulation 10 of the Fire Safety (England) Regulations 2022 requires the responsible person to:
- check all fire doors in the common parts at least every three months, including their self-closing devices
- use best endeavours to check flat entrance doors at least once a year, keeping records of attempts to gain access where residents refuse
All residential buildings with two or more flats and common parts must also give residents information about fire doors – keeping them closed, not tampering with closers and reporting faults – when they move in and every year after.
Below 11m, and in commercial buildings, there's no fixed inspection frequency, but the Fire Safety Order still requires fire doors to be maintained in efficient working order. Regular inspections are the normal way to show that.
What we check
- Door leaf and frame condition – damage, alterations, holes, unsuitable repairs
- Gaps around the leaf and at the threshold
- Intumescent and smoke seals – present, continuous and undamaged
- Self-closing devices – does the door close fully into its frame from any angle?
- Hinges, locks, latches and hardware – correct, secure and fire-rated where needed
- Glazing, vision panels and air transfer grilles
- Signage where required
What you get
A schedule of every door inspected with photos, a pass/fail or defect grading, recommended remedial actions and priorities – plus the records you need to show compliance. For larger buildings, inspections can be scheduled on a quarterly programme.
